Oskkar is operated by Oskkar Labs Inc., a company registered in Canada with a mailing address at PO Box 46, 260 Adelaide Street East, Toronto, ON M5A 1N1. In these Terms, "Oskkar", "we", "us" and "our" mean Oskkar Labs Inc..
Oskkar is an online platform providing documentation, workflow management, and record-keeping tools for residential landlords and tenants. It is provided as a software-as-a-service product.
Oskkar currently supports residential tenancies in Ontario. Its notice generation, compliance checks, and legislative references are built for the Ontario Residential Tenancies Act. If your tenancy is governed by another province's legislation, the platform is not built for it and you should not rely on it for compliance.
Oskkar is not a law firm and does not provide legal advice. Nothing on this platform or generated by this platform constitutes legal advice. You should always consult a licensed lawyer or paralegal for any legal questions relating to your tenancy.
You must be at least 18 years of age to use Oskkar. By registering, you represent that you are of legal age and have the authority to enter into these Terms.
Rent moves directly between the tenant and the landlord. Oskkar never receives, holds, or disburses rent funds. Oskkar is not a trustee, not an escrow agent, and does not operate a client or trust account for rent.
Where a tenant arranges to pay rent electronically through the platform, the transfer is carried out by an independent, regulated payment processor between the tenant's account and the landlord's account. Oskkar's role is the software that records the arrangement and the resulting payment history. Oskkar is not a party to the transfer of funds.
Security and last-month's-rent deposits are recorded, not collected. Where a deposit is noted on a tenancy, that is a record of an arrangement between the landlord and tenant. Oskkar does not collect, hold, or return deposits, and does not hold interest on them. Under the Ontario Residential Tenancies Act those obligations rest with the landlord.
Landlords and tenants may also record payments made outside the platform — by e-transfer, cheque, cash, or bank transfer. Those records are entries in your tenancy history; no money moves through Oskkar when you create one.
Oskkar is currently provided free of charge. We reserve the right to introduce pricing or paid subscription tiers in the future.
The intended future pricing model for landlord accounts is a base monthly subscription of $25 per month, which includes one rental unit, plus $5 per month for each additional rental unit managed on the platform. Pricing is per unit, not per building or property: a landlord managing one building containing ten units would fall within the ten-unit tier, not the one-property tier.
Before any fees are activated for existing users, we will provide a minimum of 60 days' written notice via the email address associated with your account. Continued use of the platform after such notice will constitute acceptance of the updated pricing terms. You may cancel your account at any time before any charges come into effect.
This section concerns Oskkar's own subscription fees only — what you may one day pay Oskkar. It has nothing to do with rent, which is covered in section 3.
For landlord accounts, we may request that you provide a payment method (credit or debit card) during or after account setup. The purpose of collecting this information is billing readiness only. No charges will be applied to your payment method at the time of collection, or at any time while Oskkar remains in its free launch phase.
By providing a payment method, you authorize Oskkar to securely store a reference to that payment method via our third-party payment processor (Stripe, Inc.) for the purpose of future subscription billing, if and when subscription pricing is activated. You will receive at least 60 days' prior notice before any charges are made.
You are responsible for keeping your payment method current and valid. You may update or remove your payment method at any time through your account settings.
Payment method information for subscription billing is collected and stored securely by Stripe, Inc. Oskkar does not store raw card numbers, CVV codes, or full payment credentials on our servers. By providing your payment method, you also agree to Stripe's terms of service, available at stripe.com.
Oskkar stores only non-sensitive identifiers (such as a Stripe customer ID and payment method reference) and display-safe metadata (such as card brand and last four digits) in accordance with industry security standards.
When subscription billing is activated in the future:
Users register as either a Landlord or a Tenant. Each role has access to different features and views. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.
Oskkar does not verify user identities, property ownership, or tenancy relationships. You are responsible for ensuring all information you provide is accurate.
Oskkar provides tools including but not limited to: lease document storage, notice generation, rent and payment record-keeping, maintenance request management, and dispute report generation. These features are for documentation and organizational purposes only.
Oskkar does not provide legal advice, legal representation, or legal services of any kind. All content on this platform is for general informational and organizational purposes only. The Ontario Residential Tenancies Act governs landlord-tenant relationships in Ontario; Oskkar does not guarantee compliance with it or with any other law. You should obtain independent legal advice before taking any legal action in relation to your tenancy.
To the maximum extent permitted by applicable law, Oskkar and its operators, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, use, goodwill, or other intangible losses, resulting from:
Oskkar's total liability to you for any claims shall not exceed CAD $100 or the amount paid by you to Oskkar in the 12 months preceding the claim, whichever is greater.

Your use of Oskkar is also governed by our Privacy Policy, which is incorporated by reference into these Terms.
You may stop using Oskkar at any time, and you may request closure of your account and deletion of your personal information by contacting us at legal@oskkar.com. Some records are retained after closure where we are required to keep them or where they form part of a shared tenancy record — our Privacy Policy sets out exactly which, and why.
Oskkar reserves the right to suspend or terminate your account for violation of these Terms, abuse of the platform, or for any other reason at our discretion with reasonable notice where practicable.
We may update these Terms from time to time. We will notify registered users of material changes via email at least 30 days before changes take effect. The date at the top of this page indicates when these Terms were last revised. Continued use of the platform after changes take effect constitutes acceptance.
These Terms are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable in it. You and Oskkar Labs Inc. agree to the exclusive jurisdiction of the courts of Ontario for any dispute arising out of or relating to these Terms, subject to any right you may have to bring a claim before a tribunal or in a forum that cannot be excluded by agreement.
